It's nothing groundbreaking but I felt like I needed to freshen up my web site as well as add some information. Unlike most of the other regular emails you get from Realtors, businesses, etc. I hand pick the info I present and offer my thoughts (for what they're worth). If you appreciate and find any value in my efforts then I would ask you to take a brief moment to peruse the new look as I would appreciate and value any input you may have. F. Scott Fitzgerald once said, "The test of a first-rate intelligence is the ability to hold two opposing ideas in mind at the same time and still retain the ability to function." While I would classify my mind as second rate at best, I can be proud of the site and still be exceedingly open to constructive criticism. So have at it!

Ray Dalio and Stagflation

For those of you who have never heard of him, Ray Dalio is a different breed of cat. He's a billionaire fund manager who is idiosyncratic to say the least. I first learned of him reading a profile in the New Yorker and, say what you will, but the man has created a workplace culture unlike any other.

I thought it would be interesting to link to his most recent thoughts on inflation and the Fed's response. He is not a fan. I think, however, one of the main reasons he is not a fan is because (as he puts it) the Fed is "lurching" back and forth in their actions rather than providing a steady and smooth hand.

I have a new listing (I actually have three listings that will hit in the month of July)! This particular home is located in Covesville. It's definitely a fixer upper but it's located just off 29 (south of town), has some beautiful mountain views, and is on just under two acres. The listing will go live any day now but isn't live yet so if you click on the photo above you can see the gallery photos from my photographer.
Virginia May Real Estate Data

Download the full report here. I found the graphic pictured below fascinating. Inventory is at a LOWER level state-wide than last year. Although there are headwinds for sellers, and it is gradually shifting towards more of a buyer's market, it's still a strong market to sell. Even as the number of sales declines, prices continue to rise. However, the decline in overall sales is certainly not a great omen for sellers over the next few months.

Making this chart even more interesting is the fact that nationally listings are up quite a bit.
