January Market Indicators

I'm not going to lie... I get this report and I don't get this report... Home sales and closings are slowing. That's not surprising at all. I've been saying that was coming for months! I'm so brilliant the way I predict a cyclical industry will eventually have a downturn! But what I don't get is why new listings are so low. We're a transient region and it's the best time to sell so why are there so few new listings? I don't have an answer for that.

National Pricing

This is more recent data (from February) and maybe there was a blip for the month but it's curious as to how Charlottesville seems to be deviating from the national trend. Prices are still skyrocketing nationally but it reminds me of 2008 where if you looked at the country as a whole the sky was falling but if you removed certain states (Florida, California, Arizona) nicknamed the Sand States from the analysis the market didn't look that awful. My certain to be foolish theory is that maybe certain states are skewing the national data.
