Local Inventory Levels

One important caveat... Ignore the sales numbers for July. I believe that those numbers don't include contracts that closed after July. However, what I would like to focus on is the green section of the graph. Inventory numbers continue to climb and we're even slightly higher than we were at the beginning of the year. Keep in mind, even at the beginning of the year inventory was really low so we still have a ways to go before we're at normal market levels but I think for sellers the best is behind you. That doesn't mean it's a terrible market to sell just that the peak is past. Buyers rejoice!

State Inventory Levels

You can see that state wide listings are growing dramatically from previous years. However, to give perspective to all of this, look how reduced overall inventory levels are from 2017!
