The past three months set individual monthly records for the number of homes going under contract in central Puget Sound as well as an all-time high for the median home price in King County.
EASTSIDE: "We continue to be virtually sold out. There is an extreme shortage of homes priced up to $1.5 million on the Eastside and sales activity intensity is at extreme frenzy; 85 percent of sales activity occurs in this price range. There has also been a record-setting number of luxury properties going under contract. In the $1.5-2 million range, sales activity intensity is at surge, and there is a severe shortage of inventory. The $2-5 million range has very strong sales activity intensity and a severe shortage of inventory."
SNOHOMISH COUNTY: "We continue to be virtually sold out. There is an extreme shortage of homes priced up to $1 million, and sales activity intensity is at extreme frenzy. 96 percent of sales activity occurs in this range. There has also been a record-setting number of luxury properties going under contract. Sales activity intensity in Snohomish County is strong in the luxury price range of $1-2 million; inventory is at a severe shortage. Buyer activity is selective above $2 million."
SEATTLE:
"There is surge sales activity intensity and a severe shortage of unsold homes priced up to $1 million in Seattle; 79 percent of sales take place in this range. There has also been a record-setting number of luxury properties going under contract. There is a shortage of homes priced $1-2 million; in this range, sales activity intensity is at surge. There is low unsold inventory in the $2-3 million range, with strong sales activity intensity. Buyer activity is selective above $3 million."
