Within the ever-present struggle to survive the COVID-19 outbreak, the heartbeat of the market is beating and alive. Many home buyers and sellers find themselves in a position of needing to acquire a home or sell a home, in an effort to achieve a particular goal. Interest rates remain low and buyers purchasing have more buying power than most recently believed. The market continues to crave more inventory. Sellers stand to gain and buyers stand to win!

Forbearance vs. Loan Modification?
Your decisions now can negatively impact your immediate circumstance and indefinite future. Forbearance is handled by your mortgage servicer. This process does allow for a delay in making your monthly mortgage payments. Caution: This isn't for everyone. Balloon payments or adjusted mortgage payments will be implemented to make up for the skipped monthly payments. Loan modifications are known to damage your credit. If you cannot make your payment, forbearance may be an option. If you can afford your payment, there may be a better solution for you. Please contact your trusted mortgage adviser prior to making such an important decision with one of your, if not the, largest asset.

Following state-wide orders, the market virtually paused for a few days, but began picking up after real estate guidelines were adjusted to support social distancing. Now, with these guidelines in place, buyers and sellers can take advantage of historically low interest rates in the mid-threes. With inventory shortages in many price ranges, the focus remains on each new listing.
